MADE Bush Terminal Signs New Leases, Welcomes PELLE, Aripack, and MushLume, Elevating Brooklyn’s Design and Manufacturing Sector

BROOKLYN, NY—The New York City Economic Development Corporation (NYCEDC) today announced three new lease signings at MADE Bush Terminal, the city’s newly opened hub for creative manufacturing, design, and production industries located on Brooklyn’s scenic waterfront in Sunset Park.
The newest tenants—PELLE, Aripack, and MushLume—underscore MADE’s emergence as a premier destination for design-led innovation. Each company brings a sophisticated, design-centric approach that blends creativity with technical expertise, reinforcing MADE’s mission to support the next generation of makers shaping the future of urban industry. Together, these tenants represent over 20,000 rentable square feet of newly leased space in 2025, underscoring MADE’s increasing appeal to forward-thinking design and fabrication companies drawn to its collaborative environment and state-of-the-art facilities.

New and exciting additions include a dedicated painting studio, state-of-the-art workrooms for lighting and cast-paper production, and the Pelle Gallery. Maintaining a Brooklyn-based location for our sustainable, biofabrication business has always been our goal and we couldn't imagine a better fit than the ecosystem that the Economic Development Corp. has been fostering at MADE,” said MushLume Founder & BioDesigner Danielle Trofe.
PELLE, a Brooklyn-based design studio known for its sculptural lighting and furniture, has signed a 10-year lease for 11,960 rentable square feet on the fifth floor of MADE. The new space will serve as PELLE’s expanded headquarters—bringing together design offices, production workshops, and gallery space under one roof. This relocation marks a significant growth milestone for the studio, which is moving from its current Red Hook location to a larger, more centralized footprint that supports its continued evolution and creative output.
Aripack, a packaging solutions company specializing in custom flexible and rigid packaging for food and beverage, and consumer brands, has signed a five-year lease for 6,000 rentable square feet on the fifth floor. The family-owned firm, relocating from East New York to Sunset Park, will establish an upgraded headquarters better suited to its expanding client base and product lines. Aripack’s lease was represented by Nechama Green Liberow of Pinnacle Realty. The company expects to move in December 2025.
MushLume, a Brooklyn-based sustainable lighting studio known for pioneering biodesign and creating lighting from mycelium, has signed a three-year lease for 2,510 rentable square feet on the fifth floor of MADE. The new space will serve as a production studio and creative lab, enabling MushLume to scale operations, develop new collections, and collaborate with other design-driven tenants. The move marks the studio’s first location at MADE and underscores its commitment to innovation, sustainability, and design excellence. MushLume is expected to begin build-out this fall and commence operations in early 2026.
Located at the heart of Brooklyn’s historic waterfront, MADE Bush Terminal, short for Manufacturers, Artisans, Designers, and Entrepreneurs is redefining what manufacturing can look like in New York City.
The reimagined campus features 140,000 square feet of modern industrial workspace, 30,000 square feet dedicated to cultural and public programming, and five acres of new parkland and open space, integrating industry, creativity, and community engagement.
By curating a mix of craft-based and high-tech tenants, NYCEDC aims to empower small businesses and give rise to a new generation of producers contributing to the city’s sustainable growth. The redevelopment of MADE builds on a larger effort to revitalize Sunset Park’s waterfront as one of New York City’s most dynamic manufacturing corridors anchored by innovation, workforce opportunity, and neighborhood connection.
